What is The Code?

  • The Code is based on EcoHomes scheme and was launched in April 2007
  • Managed by BRE Global
  • Covers 9 categories of sustainable design; Energy & CO2 emissions, Water, Materials, Surface Water Run-off, Waste, Pollution, Health and wellbeing, Ecology
  • SAP / Energy assessors (usually BRE approved) make calculations and will assess individual dwellings pre and post construction

Ratings

  • Homes are rated on scale from 1 to 6 (where 6 is highest)
  • Social Housing must meet minimum of level 3 which is a minimum of 25% reduction in CO2 emission rate over building regs
  • Level 4 = 44% reduction, level 5 = 100%, level 6 = Zero Carbon Home
  • The Code requires overall water consumption, of which approx. 50% will be DHW, per person per day as; Level 3 = 105L/day, Level 4 = 105L/day, level 5 = 80L/day, level 6 = 80L/day
  • There are 29 credits available in Energy and COS emissions category. 2 credits are available for Low or Zero Carbon Technologies
  • 1.2 Credits are awarded if there is a 10% reduction achieved by low/zero carbon technology. 2.4 credits if 15% or more
  • Ratings are recorded on Energy Performance Certificates (EPC) and Home Information Packs (HIP)

Who does The Code apply to?

  • Social housing schemes have to achieve level 3 as minimum.
  • Funding from housing corporation usually requires level 4 on projects which are being designed now.
  • This means ALL HA’s with new developments will require renewables to some extent
  • In addition all new developments require min. 30/70 mix social homes/private homes
